A nonrefundable deposit is required to book reservation and balance due will be collected no later than upon arrival.

Guests are financially responsible for any damage incurred including excessive cleaning, and broken amenities.

Horse stalls and trail fees are available through Smoke Rise Ranch and are not included in this cabin rental agreement.  You must contact their office at (740) 767-2624 for use of their property.  Find them on Face Book.

Availability, reservation & cancellation 

There is no reimbursement for cancellation.  No exceptions. Please review the Wrangler Cabin Rules prior to making your reservation.  Should you be unable to utilize your previously made booking, we will accommodate you at another date of your choosing within the same year.

Wrangler Cabin Rental Policies

  • You must be at least 21 years old to rent a cabin. Anyone under 21 must be accompanied by a parent or guardian.
  • Rates are based on 2 adults, additional guests are $15 per night.
  • $207.20 will be charged to your credit card to book reservation and balance is due upon arrival.
  • Policy agreement is binding at the time of reservation.
  • We accept Cash, Visa and Master Card.
  • Weekend stay is considered Friday and Saturday nights.

Check In and Check Out

  • You may arrive at your cabin any time after 3:00pm unless previously arranged.
  • Check out is 11:00am.
  • A key code will be secured at the cabin upon your arrival.
  • Please wash used dishes and place trash in the correct receptacles. Please leave utilized beds un-made and place soiled bedding and towels in a pile in on the floor upstairs.
  • Please ensure fans, air conditioners, appliances, TVs and heaters are turned off prior to departure.
  • Please lock the cabin doors before departure.  There is a $50 fee or lost keys for cabins with key entry.

Cancellation

  • There is no refund for cancellation.
  • No refund for early departure.
  • No refund for inclement weather.

Occupancy and Housekeeping

  • Occupancy is limited to the maximum number of guests accommodated by each cabin. The Wrangler Cabin accommodates six guests.
  • Paid Guests Only. If you are planning on having people stop by, but not overnight simply inform cabin management in advance.  Absolutely NO pets on or attached to the property without prior notice and approval.  Pet fee is non refundable a$50.00 charge and limited to one dog.
  • Smoking is not allowed inside the cabins or lodge, you are welcome to smoke outside, and ashtrays are provided. Please respect our properties and place butts in ashtrays not on the ground. There is a $500 charge plus damages for smoking in the cabin, it is made of logs and will retain the odor of smoke.  You will be charged if tobacco butts are found on the property including the driveway.
  • We treat our cabins for pests, but remember, you are in the woods, and you may encounter insects, spiders, snakes, and other wilderness animals including roaming ranch horses.

Amenities

  • We provide linens, towels and a full accommodating kitchen.  A small charcoal grill is available, charcoal is renter responsibility and is not provided.  There is an outside fire ring to accommodate campfire cooking.  Two TV/DVD and a few DVDs are provided.  There is a video store in Nelsonville if you prefer.  Dish network with a minimal channel selection is provided.
  • Please notify me of any damages, shortages, or housekeeping issues upon arrival.
  • On rare occasions appliances, hot tubs, fireplaces, etc. can malfunction. We will do our best to service these amenities as soon as possible and are not held liable.
  • In the event of a loss outside of our control, such as time without electricity, water, satellite TV, etc., we cannot make any rental concessions. However, we will respond as soon as possible to restore these amenities.
  • We will do our very best to have your cabin ready for you by 3:00pm.
  • Four-wheel drive is recommended for winter access to the Wrangler Cabin and Smoke Rise Ranch.
  • We ask that you follow all guidelines and policies regarding use of amenities and property restrictions.

Policies and rates are subject to change without notice. We reserve the right to charge your credit card for any damages or excessive cleaning required after your stay. We reserve the right to refuse any reservation. The owners and management of Wrangler Cabin, Smoke Rise Ranch Resort assume no responsibility for injury, damages or loss of items belonging to our guests.

Wrangler Cabin Short Term Rental Agreement

This vacation rental agreement is a legal agreement between Wrangler Cabin, LLC  (also referred to as the “Owner”), & the “Guests”.  This agreement is entered into as of the date when the Guests place their reservation i.e. online, the reservation is screened & accepted by the Owner.  Guests will be notified when their reservation is accepted.  Owner reserves the right to refuse service to anyone.

Guests must read, understand, agree to, & abide by this agreement & all conditions stated herein.

In order to book & hold your reservation, we must receive deposit and recognition of this document as a binding rental agreement. The deposit of 100% of the rental total is due on acceptance of booking & of this agreement by owner.

Linen & Cleaning Service Policy:

The home is provided with a fully equipped kitchen, pillows, linens, blankets, comforters, towels, hand towels & washcloths.  A cleaning service to clean the house and linens on your departure is included on your invoice.  You are responsible that all debris, rubbish & discards are placed in plastic bags & transferred to the large trash cans by the cabin, soiled dishes, & cooking utensils are cleaned & put away.  It is standard that beds be ready for Guests arrival as part of the linen & cleaning service.

The cabin is provided with a roll of toilet paper, towel & dish soap.  Owners do not guarantee that these extra items will always be available, & guests may need to replenish their own paper goods, toiletries, detergent, etc.

Rental Agreement

We, the Guests, agree to the following:

PAYMENT DUE:  All rental monies are due according to the payment schedule disclosed under “Payment Policy” above on reservation acceptance.

SECURITY DEPOSIT: Guests shall pay a security deposit minimal of $220.  

There are NO REFUNDS

There are NO REFUNDS for EARLY DEPARTURE.

HURRICANES, STORMS OR OTHER INCLEMENT WEATHER: There are NO REFUNDS, even if mandatory evacuation is ordered.  Guest ASSUMES THE RISK).

CONDITION OF cabin & PROPERTY: Owners have, to the best of their ability, given an accurate description of the property & its condition.  Guests understand this rental is considered as reserved “sight unseen”.  Our cleaning staff will have prepared prior your occupancy.  All electrical, plumbing & appliances ready & intended as in working condition.  Should failure occur the owner cannot guarantee repair complete during Guests occupancy.  When you arrive, if you find that the house has not been cleaned to normal standards please notify the Owner immediately.  We will do our best to have tradesmen attend to the problems but may not be able to fix everything during your stay.  Under no circumstances will any of the rental money be refunded or returned because of the condition of the house.  The Guest agrees to hold the Owner harmless from any liability for the condition of the house. 

UTILITIES & SERVICES: Owner shall provide water, electricity & heating. No cleaning services are provided.  Guests must leave the property least “broom-cleaned” upon departure.

NOISE ORDINANCE: No loud noise, including but not limited to music, is permitted.

FURNISHINGS: The described premises are short term lease furnished, to include all premise furnishings. List of furnishings, which is incorporated in this short-term lease by reference; both parties, signed & dated (pmt. concludes signage as .  Cooking utensils & kitchen equipment are provided by Owner.  Linens & bedding are furnished for use within the house only.  Guests agree to take good care of the furniture, carpets, draperies, appliances, other household goods as in good condition at the end of this lease.  Guest agrees to pay promptly any invoice presented by Owner for items lost, damaged, requiring repair or replacement as a result of Guest’s use of the premises.  Accidents or damage should be reported to Owner immediately insofar as practical. All furniture must be returned to its original location on Guest’s departure or additional charge of $50 will incur.

TRASH REMOVAL:  All trash placed in outdoor garbage receptacles upon checkout.   

OUTDOOR COOKING & FIRES: Guests may cook only in the specific areas set aside by Owner for cooking.  No open fires are allowed other than in the grill fire ring.  GRILL MUST REMAIN IN OPEN AREA, AWAY FROM TREES, HOUSE, ETC.  All fires must be thoroughly extinguished before departure.

CLEANING & REPAIRS:  A basic cleaning is included in the total.  Please note that cleaning does not include dishes & cooking utensils, or the outside grill.  If additional cleaning is required after you leave, it will be charged to your credit card. Guests agree to keep house, furniture and furnishings in good order.  Removing, adding or changing furniture without the Owner’s written approval shall be deemed a material breach of this Rental Agreement & is strictly prohibited.  Guests are responsible for the replacement cost of any damage to furniture or premises & replacement of missing items. 

ENTRY OF PREMISES: With Guest’s permission, which is hereby given, Owner or Owner’s representative may enter the premises during reasonable daylight hours without securing prior permission from Guest but shall give Guest notice of such entry immediately prior if possible & immediately thereafter.  For inventory & maintenance purposes a property management employee of the Owner may need to enter the premises.  The same permission procedure applies as above.  In any emergency, Owner or Owner’s servicing agents may enter the premises at any time without the permission of Guest for the purposes of making repairs to alleviate such emergency.  If Guest abandons or vacates premises, the Owner may, at his option, terminate this agreement, re-enter the premises & remove all Guest’s property.

ACCIDENTAL DAMAGE INSURANCE:  Guests will be completely responsible for any & all damage to the home or property caused by Guests, whether accidental or due to negligence.  

ASSUMPTION OF RISK: No lifeguard on duty.  Accordingly, persons using the hot tub, do so at their own risk & the owner assumes no responsibility for accident or injury.  No one should enter a hot tub alone.  Guests will hold the Owners harmless from any and all bodily injury &/or property damage incurred on the property arising out of Guests’ negligent acts or omissions.  See disclaimer below.

CHILD PROOFING: Guest understands that no special efforts have been made to “childproof” this house & accept the risk of harm to any children we allow on the property.  These risks are not limited to, but include access to the hot tub, adjacent street, cleaning supplies in the house & animal(s) in or around the property.  

MISSING ITEMS:  Guests will be charged the fair market value for any missing items.  Cleaning service performs an inventory/survey of the property after Guests depart & notifies the Owner of any missing items.  Owner will notify guests in the event that items were inadvertently taken & provide guests the opportunity to return the missing items.

USE OF SECURITY CAMERAS:  Guests understand & accept that the property is protected with outside security cameras.  These cameras are used to protect the property from potential break-ins & theft. 

PERSONAL PROPERTY: Guest understands that any personal property of & used by Guest is not insured by Owner & Owner shall not be responsible for any lost, stolen or missing property.

KEYS:  Lost keys will incur replacement costs of $125.

NO PARTIES: This is not a party house.  The Guest must be 21 years of age to book this Vacation Rental.  Any special occasions such as weddings, receptions, family reunions or increase of occupants (guests not registered on registration form) must be disclosed at the time the reservation is made & is subject to Owner’s advanced approval.  Prom parties, fraternity, sorority & graduation parties included.  Adults cannot rent property on behalf of underage guests, no exceptions.

NON-SMOKING: This is a NON-SMOKING  rental.  Evidence of smoking, such as odor by the cleaning crew is sufficient basis to charge the Guest for smoke cleanup & removal.  This type of clean-up is expensive & Guest is Liable for the deep cleaning Costs incurred.

NO PET except by owner approval ALLOWED:  If you bring a pet(s) this rental agreement will be forfeit, terminated; deposits will be retained & a deep clean fee of $500 will apply.

PERMITTED USE & MAXIMUM OCCUPANCY:  Guest shall use the leased premises exclusively as a private vacation residence for occupancy by no more than [number of persons] persons, unless otherwise specified in this lease, & Guest shall not make any alterations to the house, outbuildings, or grounds without the written consent of Owner.  Guests shall not engage nor permit any member of his or her family to engage, in conduct so as to interfere substantially with the comfort & safety of residents of adjacent buildings.  Maximum occupancy is 6 adults. 2 beds &1sleeper sofa  provided.  Accommodates to sleep 6.  Hot tub/spa; 4 seated guests.

ASSIGNMENT & SUBLETTING: Guest is not authorized to let or sublet all or any part of the premises nor assign the lease or any interest in without the prior written owner consent.

CHECK-IN & CHECKOUT:  Check-in is at 3:00 PM.  Check-out is 11:00 AM.  A late checkout is subject to extra charges, extra nights are charged at the daily rate & may be granted if available.  If Guests are not present when cleaning crews arrive & have left their possessions in the house, cleaning crews will collect their possessions & remove them from the premises in order to prepare the unit for incoming.  Guests will be charged $150 for this service.  PLEASE checkout promptly, the cleaning crews have a very short time window to prepare the unit for new arrivals.

CHECK-OUT PROCEDURES:  Guests are responsible to complete procedures provided in this agreement & to ensure that any keys (if applicable) are returned & the property in the same condition as upon Guests arrival.
